Do We Need An Agent To Buy Make An Offer On A ... - Realtor.com

questions

<Q: Hello, my fiance and I are first time home buyers and buying cash. We already saw a property that we are in love with, but are a little confused about the process. Would it be wise to hire an agent? The agent does not have to search for homes. We are ready to make an offer on the one we saw. What can we expect an agent to do for us? What would be the cost to us as buyers?

A: You are represented when making an offer and all the way through the complete transaction. There are many closing costs involved as well as home warranty and title policy etc needed. A realtor will make sure these items are included in the deal. Remember the seller is paying the commission and not you. I am in Texas and In Texas the listing agent cannot represent the buyer because dual agency is Illegal.

A: Hi ? If the house is listed by an agent, you are hiring the agent that has the house listed unless you choose another agent of your choice yourself. That?s what the contract most likely says between the seller and listing agent. Since you?ve done most of the work, I would be happy to offer you a buyer rebate which is money back to you at closing. In other words, the seller is paying me a commission and I would give some back to you since you?ve done half the work ? that is, if you are buying in NJ! Good luck!

A: In most parts of New York the seller pays the agent commission on a sale. I think it?s wise to ?Hire? an agent because they can assist in very aspect of your transaction. Especially with negotiations. My question is when you saw the home who showed it to you? Was it listed on the MLS?

A: YES! It costs you nothing as the buyer to hire a buyer?s agent ? the commission is paid by the seller. Think about it ? this is probably your biggest fiscal investment ever ? don?t you want a pro on your side to avoid any mishaps or legal issues along the way? I?m happy to refer a great agent in NY if you?d like, let me know.
