More than seven in 10 US teens jobless in summer

(AP) ? Once a rite of passage to adulthood, summer jobs for teens are disappearing.

Fewer than three in 10 American teenagers now hold jobs such as running cash registers, mowing lawns or busing restaurant tables from June to August. The decline has been particularly sharp since 2000, with employment for 16-to-19-year olds falling to the lowest level since World War II.

And teen employment may never return to pre-recession levels, suggests a projection by the U.S. Bureau of Labor Statistics.

The drop in teen employment, steeper than for other age groups, is partly a cultural shift. More youths are spending summer months in school, at music or learning camps or in other activities geared for college. But the decline is especially troubling for teens for whom college may be out of reach, leaving them increasingly idle and with few options to earn wages and job experience.

Older workers, immigrants and debt-laden college graduates are taking away lower-skill work as they struggle to find their own jobs in the weak economy. Upper-income white teens are three times as likely to have summer jobs as poor black teens, sometimes capitalizing on their parents' social networks for help.

Overall, more than 44 percent of teens who want summer jobs don't get them or work fewer hours than they prefer.

"It's really frustrating," said Colleen Knaggs, describing her fruitless efforts to find work for the past two years. The 18-year-old graduated from high school last week in Flagstaff, Ariz., the state that ranks highest in the share of U.S. teens who are unable to get the summer work they desire, at 58 percent.

Wanting to be better prepared to live on her own and to save for college, Knaggs says she submitted a dozen applications for summer cashier positions. She was turned down for what she believes was her lack of connections and work experience. Instead of working this summer, she'll now be babysitting her 10-year-old brother, which has been the extent of her work so far, aside from volunteering at concession stands.

"I feel like sometimes they don't want to go through the training," said Knaggs, who is now bracing for a heavier debt load when she attends college in the fall.

Economists say teens who aren't getting jobs are often those who could use them the most. Many are not moving on to more education.

"I have big concerns about this generation of young people," said Harry Holzer, labor economist and public policy professor at Georgetown University. He said the income gap between rich and poor is exacerbated when lower-income youths who are less likely to enroll in college are unable to get skills and training.

"For young high school graduates or dropouts, their early work experience is more closely tied to their success in the labor market," he said.

Andrew Sum, director of the Center for Labor Market Studies at Northeastern University, said better job pathways are needed for teens who don't attend four-year colleges, including paid internships for high school seniors and increased post-secondary training in technical institutes.

"We are truly in a labor market depression for teens," he said. "More than others, teens are frequently off the radar screens of the nation's and states' economic policymakers."

Washington, D.C., was the jurisdiction most likely to have teens wanting summer work but unable to get it or working fewer hours than desired, with more than three in five in that situation. It was followed by Arizona, California, Washington state, Florida, Tennessee, North Carolina and Nevada.

On the other end of the scale, Wyoming, North Dakota, Oklahoma, Nebraska, South Dakota and Kansas had teens who were more often able to find work. All those states have fewer immigrant workers.

The figures are based on an analysis of Census Bureau Current Population Survey data from June to August 2011 by Northeastern's Center for Labor Market Studies. They are supplemented with research from Christopher L. Smith and Daniel Aaronson, two Federal Reserve economists, as well as interviews with Labor Department economists and Challenger, Gray & Christmas, a national job placement firm.

About 5.1 million, or just 29.6 percent, of 16-to-19 year olds were employed last summer. Adjusted for seasonal factors, the rate dips to 25.7 percent. In 1978, the share reached a peak of nearly 60 percent before waves of immigration brought in new low-skill workers. Teen employment remained generally above 50 percent until 2001, dropping sharply to fresh lows after each of the past two recessions.

Out of more than 3.5 million underutilized teens who languished in the job market last summer, 1.7 million were unemployed, nearly 700,000 worked fewer hours than desired and 1.1 million wanted jobs but had given up looking. That 3.5 million represented a teen underutilization rate of 44 percent, up from roughly 25 percent in 2000.

By race and income, blacks, Hispanics and teens in lower-income families were least likely to be employed in summer jobs. The figure was 14 percent for African-American teens when their family income was less than $40,000 a year, compared to 44 percent of white teens with family income of $100,000-$150,000. Hispanics in families making less than $40,000 also faced difficulties (19 percent employed), while middle-class black teens with family income of $75,000-$100,000 did moderately better, at 28 percent employed.

Based on teen employment from January to April this year, also at historic lows, the share of teens working in jobs this summer is expected to show little if any improvement.

"We're seeing a cultural change. Parents used to tell their kids, go to the retail store or gas station and find a job in the summer, but it's not happening as much anymore," said John A. Challenger, CEO of Challenger, Gray & Christmas. He urges teens who desire jobs to find them by asking parents' friends and meeting hiring mangers face to face, rather than simply e-mailing or dropping off resumes.

"The question is where teen employment has bottomed out. Have we reached that limit? I don't know," he said.

According to government projections, the teens entering the U.S. labor force are expected to decline another 8 percentage points by 2020. By that time, young adults ages 16 to 24 will make up 11 percent of the labor force. While increased schooling is a factor, much of the recent employment decline is due to increased competition from other age groups for entry-level jobs that teens normally would fill.

Smith, the Fed economist, attributes at least half of declining teen employment since the mid-1980s to youths who are being crowded out of the job market by older workers and immigrants, pointing to recent technological changes that have thinned the ranks of midlevel jobs such as bank teller and sales representative.

His working paper for the Federal Reserve points to "potentially troubling long-term consequences" to the extent that jobless teens are not utilizing their time to go to summer school or do other college-preparatory work. His analysis of government data found that jobless teens across all income groups were often spending the extra time watching TV, playing video games and sleeping rather than on educational activities.

Nicole Shaw, 18, of Baton Rouge, La., is working to make sure she isn't a victim of the jobs pinch. She was hired as a restaurant waitress after a family friend tipped her off about an opening earlier in the year. In a state where teen employment is 10th worst in the nation, Shaw has become the youngest employee in her workplace by several decades while her friends continue to struggle to find summer work.

Still, she gets paid just $2 an hour plus tips, making it hard to accumulate real savings.

"I'm mostly just trying to help out my family and save for college," Shaw said, expressing hope that she will be able to build on the work experience for the future. "Even though you can be the best waitress you can be, the tips, they tip you whatever. I love my job, it's just the pay."

Verizon launches Share Everything Plans

Verizon Wireless

You knew it was coming. First, the death of Verizon's unlimited data plans, and Verizon today announced its new "Share Everything Plan," which lets up to 10 devices on a single account share data while keeping unlimited voice minutes and text messaging. Let's get right to it:

Initial smartphone access runs $40 a month. Voice minutes and text messages are unlimited. After that, you can share data with as many as 10 devices (so that'd be nine additional devices) with the following breakdown.

  • 1GB shared data - $50
  • 2GB shared data - $60
  • 4GB shared data - $70
  • 6GB shared data - $80
  • 8GB shared data - $90
  • 10GB shared data - $100

So, for example, say you and your spouse each have Android smartphones (as you well should). That's $80 up front. You could then share 4 gigabytes of data a month for $70, which brings you bill to $150 a month. Have an Android tablet? You can add one to the shared plan for another $10 a month.

Sweetening the deal just a little bit is that Wifi hotspot access is included. You'll be using the data from your bucket, but at least it won't cost you any extra for the privilege.

The plans go into effect June 28.

So, who's jumping on board this one?

Scientists create 'Facebook for birds'

Roy and Marie Battell

A male great tit takes wing: Scientists find that the birds develop tight social connections.

By Alan Boyle

The social network isn't limited to humans: Researchers at Oxford University have organized millions of observations of birds known as great tits into a "Facebook for animals" ? and have found that the birds, like us, tend to form tight-knit circles of friends.

After you've finished tittering over the name of the bird species ? which is also known by its scientific name, Parus major?? you might appreciate the other similarities between Facebook affiliations and the birds' real-world interactions. For example, the strongest social connections link the birds with their mating partners or mates-to-be. As is the case with Facebook check-ins, geographical proximity increases the likelihood of social interaction. And there are ample examples of "friend of a friend" interrelationships.

It's not as if the animal world has suddenly logged onto social media. Rather, the study demonstrates that social media such as Facebook reflect the characteristics found in the social networks that are formed naturally by humans, birds and other species.

"From a purely engineering perspective, I would say there are similarities" between Facebook and the great-tit network, Oxford's Ioannis Psorakis, the lead author of a study published in the Journal of the Royal Society Interface, told me today.

The study builds upon data collected between 2007 and 2009, showing how birds of a feather flocked together at 67 bird feeders spread throughout Wytham Woods near Oxford. Thousands of birds were outfitted with radio transponders, and millions of readings were registered from the more than 700 birds that frequented the feeders. Those readings were organized into network maps, which were compared with on-the-ground observations of feeding and mating activity.

Psorakis et al. / J.R.Soc.Interface

This network map charts the Wytham Woods great-tit social network on Sept. 9, 2007. Not all 770 birds of the 2007-2008 season were recorded during that day, and individuals with no connections have been removed from the network.

"If you think of the data about you in Facebook, it records things like who you are friends with, where you've been, and what you share with others," Psorakis said in an Oxford news release. "What we have shown is that we can analyze data about individual animals, in this case, great tits, to construct a 'Facebook for animals' revealing who affiliates with who, who are members of the same group, and which birds are regularly going to the same gatherings or 'events.'"

The researchers found that mating partners consistently belonged to the same social circles, and if two birds became mates during the time that they were being observed, that love connection was "characterized by a rapid development of network proximity." When the researchers looked beyond the birds' mating relationships, the network maps showed a number of tightly connected communities, analogous to networks of friends or family.

Psorakis emphasized that the 2007-2009 research was aimed primarily at creating the initial network maps for the great tits of Wytham Woods. "We are not yet at the prediction stage," he told me. But readings are continuing to stream in. "We are collecting hundreds of thousands of observations a day," Psorakis said.

Eventually, the data may reveal the genetic and environmental factors that promote or discourage social connections between the birds. The technique could also be applied to other species, to see how different animals form different types of networks. Psorakis noted that scientists have already studied the social networks formed by bottlenose dolphins as well as fish and killer whales.

The lessons learned from great tits may someday be applied to human relationships as well. "If we could go fast-forward 100 years from now, you could look at an individual's [Facebook] timeline and infer how, at certain points in his life, certain connections were formed," Psorakis said.

Facebook and other social networks, such as LinkedIn and Twitter, can already give you a list of potential future friends based on the network of friends you have today. How hard would it be to take that capability to the next level and suggest future lovers, future business partners ... or people to avoid? I'd love to hear what you think. Please feel free to weigh in with your comments below.

Sidengo

Sidengo?(free for basic site, pro from $10/month)?can help you create a single landing page, and it'll look great, but it can also help you produce an entire little website (with pop-ups more than actual pages, but why quibble?). Unlike the competition from About.me and Flavors.me?(Free, or $20 with extra options, 4.5 stars)?, which both favor individual expression on personal Web pages, Sidengo is geared toward small businesses, though it can work as well for a one-person site, too. If you're willing to pay for the service, your site can get extras like a custom domain, QR code, Google Analytics and Facebook Page integration, and more.

Registration
Setup starts on the home page by creating an account and picking a site name that will reside at sidengo.com/sitename. You can point a domain name at the site and Sidengo has instructions on how to do so. It doesn't facilitate the registration like Flavors does, however; you'll have to register your own domain on a site like Register.com. Support for a custom domain is only on the pro version of Sidengo, which is $10 a month (or $90 per year) for one site.

Site Creation
The important part is setting up your website with the Sidengo interface, and that's a breeze. The drop-down Builder menu is similar the one found on Flavors or About.me, with a floating control panel hovering over your design. Make a change and you'll see it instantly. The site itself has areas in the main template for a site logo, slogan, and links to "pages" for About Us, Products & Services, and Contact Us (you can set this to be invisible, if unnecessary).

I put "pages" in quotes because what Sidengo actually provides is a single Web page with HTML5 layers that pop-up to mimic extra pages. You're not creating a new HTML page for each section. You create up to three such sections, plus a media gallery specific to media on one of three sites: Flickr, Youtube, or Vimeo (you can't combine them). Links from your Sidengo site to social network sites are limited to YouTube, Twitter, SlideShare, and Facebook Pages (not individual Facebook profiles)?this is Sidengo keeping it professional, not personal.

Don't get it in your head that Sidengo is just a bunch of links, like other landing page builders. You need to be enough of a writer to fill in data about yourself and your business, project, or products. Think about product lists, menus, business plans, whatever customers will want to see. Prepare them before you build your Sidengo site. Once the right data is in place, a small biz using Sidengo not looks good and has a great online point of contact. Plus the sites are instantly mobile as well, so you can share them with smartphone using customers.

Options & Extras
The Sidengo dashboard has pro options such as utilizing Google Analytics to track page traffic on your Sidengo site, setup for that external domain name, custom favicons and iOS icons (for those who'd bookmark your site like it's an app), QR codes to link to your site, and best of all, direct integration with your business's Facebook Page. All of these are free during the beta test, but will cost? you after July 1, 2012. What's nice is, you can setup multiple pro-level sites at Sidengo, up to 5 for $15 per month, or 15 sites at $25 per month (less if you pay annually). Pro sites are always free for non-profits.

Sidengo is a great option for a SMB with little or no online budget, and compares very favorably to Jux, which also builds mini-sites but is more geared toward a multi-media portfolio. Neither currently offer the simplicity of creating a single-page, free personal Website for individuals like our Editors' Choice, Flavors, but if your needs are more complex and business oriented, Sidengo is a good option.

In India, A Different Kind Of Austerity

Facing economic woes, India is looking to trim spending - but cutting government services is extremely unpopular. Instead, politicians are targeting foreign travel and meetings at lavish hotels like the Oberoi in Mumbai.

In Europe, the concept of austerity has meant deep, painful cuts to government spending. In India, however, austerity looks a little different.

India's government has started by reeling in departmental spending on things like hotel space and foreign travel. It may seem like window dressing, but it can be difficult to make deep spending cuts in that country. Many voters see government largesse as a right and usually applaud pork-barrel spending.

Mihir Sharma, a columnist at the Business Standard newspaper, says the government is trying to combat poverty, malnutrition and other critical needs.

"A snotty-nosed 27-year-old analyst on Wall Street might be concerned that the government has not, in fact, announced a cut in entitlements of one kind or another," he said. "But the truth is that most of the entitlements that the government has handed out in the past 10-15 years are desperately needed."

Instead, he explained, the Indian people expect to see government departments tightening their own belts.

"What austerity actually does wind up meaning here is a very sort of strange Gandhian thing," Sharma added, referring to the philosophy espoused by the country's independence leader Mahatma Gandhi. "We want our leaders, and our government, to be demonstrating some sort of personal commitment to an austere lifestyle."

The government has also announced that it will cut 10 percent of discretionary spending, and that it will put a hiring freeze on the civil service. Analysts, however, say that's unlikely to make much of a dent in India's $91 billion deficit.

Apple MagSafe vs. MagSafe 2: photos of the two incompatible power connectors

Apple MagSafe vs MagSafe 2 photos of the two incompatible power connectors

Apple quietly introduced a newer, slimmer, snazzier MagSafe connector here at WWDC, with the Retina display-equipped 15-inch MacBook Pro (yeah, the "next-generation" one) and the newly-unveiled MacBook Air machines utilizing it. Still, the original MagSafe is finding its way onto the refreshed MacBook Pro (both 13- and 15-inch), but we're guessing the original isn't long for this world. As with anything, change ain't easy -- for the two to talk to one another, you'll need an optional $10 adapter (which evidently ships gratis with the 27-inch Thunderbolt Display). It's also worth noting that the actual AC power plug returned to the "T-style" form factor, rather than the "side-style" seen in the MacBook units that were new... well, yesterday. We stacked a next-gen MBP atop a last-gen MBP just to showcase the differences; hit the gallery below if you're interested in such things.

Chinese banks may cut mortgage rates

Monday 11th June, 2012 (IANS)

Chinese banks may lower their mortgage rates after the central bank decided to cut its benchmark interest rates last week, a media report said Monday.

The Guangdong Huaxing Bank said Sunday that it will offer a 30 percent discount for first home buyers applying for mortgages. It is the first bank to lower mortgage rates after the central bank's June 7 announcement.

The state-owned bank, however, stressed that it will continue to enforce the policy of increasing benchmark interest rate by 1.1 times for second home buyers, China Daily reported.

For most banks, including the state-owned ones, the maximum discount for first home buyers remain at 15 percent by Sunday.

An industry source said that if one bank lowers its mortgage rates, other banks usually follow suit.

Cree Establishes New Technology Centers in China to Speed up LED Product Development

By Will Soutter

The innovative technology centers were established in response to fulfill the growing demand for Cree products and services across China. In addition, the centers will promote Cree?s intent to expedite extensive market adoption of LED lighting. With TEMPO Services, LED lighting designers can have easy access to a wider array of evaluation services for LED luminaires, through which customers can have the necessary information to design, develop and market superior LED products.

A suite of TEMPO Services will be provided from the new technology centers. The unique requirements of Chinese lighting manufacturers such as the popular Cree TEMPO 21 and TEMPO Thermal Simulation Services will be met through TEMPO Services. Cree?s expertise suggests that existing standardized tests fail to detect general quality issues and failure modes within solid state lighting products. TEMPO 21 evaluates and investigates major aspects of quality such as electrolytic capacitor analysis, chemical compatibility, dimmer compatibility, and driver spikes that are commonly overlooked.

Effective LED luminaire thermal design is necessary for optimum performance and maximum reliability. The thermal behavior of fixtures that are LED-based such as airflow profile, temperature profile, junction temperature, and heat sink temperature can be calculated using TEMPO Thermal Simulation. TEMPO SPOT provides customers with expensive equipment for evaluating photometric performance of replacement lamps and luminaires. Every TEMPO Service offers an accurate, simple TEMPO report containing relevant performance data and testing results.

Press Release/ Electric Vehicles Power to the Forefront of ...

Electric vehicle (EV) sales in Central and Eastern Europe (CEE), a region with a population of over 100 million people and a solid macroeconomic environment, are anticipated to cross the 60,000 mark by 2017 and witness even stronger growth post 2017, generating revenue opportunities for existing and new market participants in the e-mobility area.

New analysis from Frost & Sullivan (automotive.frost.com), 360 Degree Perspective Of The Central And Eastern European Electric Vehicle Industry, finds that the industry is expected to reach unit shipments of around 62,000 units by 2017, increasing from approximately 245 unit shipments in 2011 due to increasing demand for convenient, eco-efficient and sustainable mobility solutions predominantly in dynamically developing urban areas as well as due to anticipated optimisation of the supply chain and, therefore, substantial EV cost reductions.

"Rising personal incomes, the process of urban sprawl and changing mobility preferences in CEE are fuelling the demand for new sustainable solutions in personal mobility," notes Frost & Sullivan Senior Consultant Vitaly Belskiy. "This will catalyse the development of the EV market until 2017."

Pragmatic enthusiasm is set to be the dominant approach as customers and market participants seek convenient urban mobility solutions which can support cost- effective total cost of ownership over the lifecycle of vehicles, both for private as well as business customers. However, there is still a 35-40 per cent price reduction potential which can be achieved in 2-3 years when it comes to battery technology, which means cost factors will diminish in impact on the industry?s development.

Frost & Sullivan estimates the EV market to grow at a phenomenal 151 per cent over 2011-2017. The highest growth is expected after 2014-2015 assuming full-scale government incentives ? including CO2-based taxation of new vehicles and the ability to use bus lanes which is expected to appeal specifically to corporate fleets ? are in place in most countries across CEE.

However, the lack of government support (especially soft incentives, such as the ability to use bus lanes and free parking) in the short-term is expected to restrain industry growth potential. Financial subsidies are not expected to have a strong direct impact on the industry, yet appear to be necessary in order to catalyse its development at the initial stage.

"When it comes to long-term development of charging infrastructure for EVs, CEE will have to face similar challenges to Western European countries ? safety of charging process, network management and financial transactions services, among others," cautions Belskiy. "However, setting up a charging infrastructure in CEE in residential areas, where most charging is likely to be done, will require specific solutions, and only around 7 per cent of CEE?s population lives in houses, where garage charging could be an option."

This challenge will increase its impact in the medium- to long-term as EVs are expected to start penetrating the middle class segment. To overcome this challenge, charging station suppliers and operators will have to provide advanced solutions with such functions as advanced load metering and control, if multiple users are connected to the charging station.

"The key challenge will be optimising costs of the charging stations manufacturing, installation and operation in order to avoid transferring high costs onto the customer, which would negatively impact the demand," concludes Belskiy.

Did Coke Respond Effectively to Former Marketer's Attack ...

Coca-Cola is dealing with a minor crisis this week because of comments by a former marketing executive expressing remorse over his contributions to America?s obesity problem.

Todd Putnam, who was a top marketing executive at Coca-Cola from 1997 to mid-2000, told an audience at the National Soda Summit last week about a Coke strategy to replace all beverages in the American diet with its own products, a campaign the company called ?share of stomach.?

New York City anti-obesity ad

New York City anti-obesity ad

Putnam said he now regrets his role in the campaign because it contributed to the nation?s obesity problem. ?It took me 10 years to figure out that I have a large karmic debt to pay for the number of Coke?s I sold across this country,? he told the group. In a subsequent interview with the Washington Post, Putnam said that while Coke had a policy of never advertising to children younger than 12, ?Magically, when they would turn 12, we would suddenly attack them like a bunch of wolves.?

Coke?s response to Putnam?s comments was a statement that share of stomach is no longer ?part of our company strategy? and that the business has ?changed dramatically? since Putnam left 12 years ago. A spokesman said 41% of Coca-Cola trademark products in North America are now low- or no-calorie, up from 32% in 1999.

I wonder if the spokesman?s response was as good as it could have been? Specifically:

  • Admitting that share of stomach is no longer part of the strategy is also an admission that it once was. The idea that Coke sought to replace staples like milk and fruit juice at any point seems damning to me.
  • Putnam said that share of stomach was an active policy when he was with the company. While the percentage of low-calorie drinks Coke sells today is higher than in 1999, it isn?t much higher. This could be interpreted as a sign that Coke has not done much to advance the sales of low-calorie drinks over the last 13 years. Or that it is following, rather than leading the market.

Give Coke credit, however, for not pointing out that Putnam?s new company is focused on marketing healthy food and beverages. Putnam unquestionably got some nice exposure for his new venture by trashing his former employer. Coke could have engaged in a war of character assassination but chose not to.

What?s your opinion? Did Coca-Cola articulate the best possible response to this problem?

Siam Society Sells - To Become Gasto Pub - - Portland Food and Drink

Siam Society

Siam Society

I heard a rumor that Siam Society over on NE Alberta had sold, and dropped a note to Owner Paul Van Slyke. I felt really stupid when he said they had sold the place back in 2010!

I have to say, I?m glad to hear this news. I became?acquainted?with Paul and his lovely wife Adrienne not long after they opened Siam Society. I can?t say I know them well, but they have always stuck me as incredibly genuine; two of the best people I have met since I started this site. Unfortunately, early last year I made a fateful visit to the restaurant where everything just wasn?t that great, and the single return visit I?ve made since then was also disappointing.

So for the past few years it has run under someone else with the same Siam Society name. Now I?m told that it has been sold again, and this time it will get a makeover. The new tenants will be remodeling the space and opening a gastropub, probably named Breaker House. No timeline at this point, though the website has been taken down.

(For those who have ever thought about moving to another country, Adrienne has written a blog where she is chronicling their move to a smallish city in Thailand. She?s an engaging, interesting writer, and has included some recipes ? though not the massaman curry, damn it!)

?

"I have a wide-range of food experience - working in the restaurant industry on both sides of the house, later in the wine industry, and finally traveling/tasting my way around the world. Whether you agree or disagree, you can always count on my unbiased opinion. I don't take free meals, and the restaurants don't know when, or if, I am coming."

Do We Need An Agent To Buy Make An Offer On A ... - Realtor.com

questions

<Q: Hello, my fiance and I are first time home buyers and buying cash. We already saw a property that we are in love with, but are a little confused about the process. Would it be wise to hire an agent? The agent does not have to search for homes. We are ready to make an offer on the one we saw. What can we expect an agent to do for us? What would be the cost to us as buyers?
?Veronica, New York, NY

A: You are represented when making an offer and all the way through the complete transaction. There are many closing costs involved as well as home warranty and title policy etc needed. A realtor will make sure these items are included in the deal. Remember the seller is paying the commission and not you. I am in Texas and In Texas the listing agent cannot represent the buyer because dual agency is Illegal.
Colin Rosenthal is a Realtor? with DFW Metro Housing in The Colony, TX.

A: Hi ? If the house is listed by an agent, you are hiring the agent that has the house listed unless you choose another agent of your choice yourself. That?s what the contract most likely says between the seller and listing agent. Since you?ve done most of the work, I would be happy to offer you a buyer rebate which is money back to you at closing. In other words, the seller is paying me a commission and I would give some back to you since you?ve done half the work ? that is, if you are buying in NJ! Good luck!
Lorena Barbosa is a Realtor? with David Reality Group.

A: In most parts of New York the seller pays the agent commission on a sale. I think it?s wise to ?Hire? an agent because they can assist in very aspect of your transaction. Especially with negotiations. My question is when you saw the home who showed it to you? Was it listed on the MLS?
Lou Sansevero is a Realtor? with Atchley International Realty in Lakewood Ranch, FL.

A: YES! It costs you nothing as the buyer to hire a buyer?s agent ? the commission is paid by the seller. Think about it ? this is probably your biggest fiscal investment ever ? don?t you want a pro on your side to avoid any mishaps or legal issues along the way? I?m happy to refer a great agent in NY if you?d like, let me know.

The Black Sheep In The Room ? Here and There ? A New Jersey ...

Black Sheep

?Baa, baa, black sheep, have you any wool??
Bet herders who bred lucerno sheep back in medieval times when freedom of speech was not allowed understand the question and its answer. ?Baa, baa, black sheep? was social commentary that taxes on the peasants were excessive.

April 15 has come and gone for another year. More taxes exist than ever. Our NO ROBIN HOOD government leaders favor the rich not the poor. To donate a house to charity is a noble idea, if you can afford to keep your house. Maybe now is time for nursery rhyme political cartoons. Creative expressions about how the average man feels would be a welcome change to empty and broken campaign promise rhetoric.
